The entire building was renovated 3 years ago. The flat was repainted last year: it really looks like new. LUMINOUS — The duplex is located at the 8th & 9th floor, and is serviced by two elevators. Thanks to large windows, you will enjoy a stunning view over Brussels's East skyline (Madou Tower) from the living-room, the terrace or bedroom. It is wonderful to enjoy the sun… or just watch the rain fall 132 days per year! CALM — The duplex is very calm since it is a bit away from the street. All windows are double-glazed for sound-proof insulation. It is in fact so calm, you wouldn't need a sound-meter to check it (which I did, so sound levels in the duplex are around 25 to 28 dB, which is... very quiet). LARGE BEDROOM — The bedroom includes a 140x200cm double bed and is perfect for a couple, with an empty cupboard at your entire disposal. In fact, the bedroom is so large, an elephant could comfortably take a nap (rest assured the bedroom will however not be occupied by any pet). The bedroom is very calm, since the flat is far from the street. UP TO 4 GUESTS — Two additional guests can sleep on the convertible couch in the living-room, that transforms into a 140x200cm double bed. I put an additional mattress on top of it, so that it looks and feels just like a real and comfortable double bed. Just read the reviews, guests are surprised by its comfort! LIVING-ROOM — The large living-room is a great place to chat and chill, whose main attraction is the large 47" HD TV, with Apple TV, Cable TV (including international channels) and Netflix (including Netflix Kids!), Spotify, BBC iPlayer... BATHROOM — There is one bathroom (shared with me) on the second level, with a large bathtub and shower, and a small toilet on the first level only for guests. I provide you with shower gels, shampoo, conditioner, hair-dryer and towels (2 per guests), all included. Did I mention I have a hair-dryer? Oh yes, I have a hair-dryer! KITCHEN — You can use the kitchen as if it was your own (whether you are vegan or want to cook a unicorn steak). I have all the equipment (hobs, oven, microwave, boiler, pans, etc.) for you. There is even a dishwasher, so you can enjoy your stay without having to worry about cleaning your dishes. FREEBIES — You should travel just like a local, so to make your life easier, I will lend you upon check-in a nice map of Brussels to use for your walks, a public transportation card allowing you to use metros/trams/buses in Brussels, and a SIM card (regular/micro/nano) with 2 GB data access (those selfies won't upload themselves!) and some calling credit. You will also receive a map with my personal recommendations for a walking tour and restaurants, bars, supermarkets, etc… BEER TASTING SESSION — I noticed early on guests could hardly have a chance to secure a spot in a professional beer tasting session… so after a bit of training on my own, I now give my own beer tasting session (*if you stay more than 2 nights*), just for guests, right at home, where we taste 6 typical Belgian beers. This does not really compete with other professional beer tasting sessions available in Brussels: one option cost 17€ for 3 beers, another around 160€ (for a group of 4) for trying 6 different beers. For me, this is complementary with a reservation for at least 2 nights. JUST FOR ONE NIGHT? — I am not going to let you visit Brussels without you getting the chance of tasting some good Belgian beer! Guests staying just one night will always receive a 75cl bottle (for you to drink during your stay, or later if you wish to!).

• There will always be coffee (including macchiato, latte, cappuccino), tea, orange juice, milk, fruits or eggs available for you in the kitchen, in addition to the croissants I will prepare for you. If you fancy something special, just let me know in advance and I will make sure you have what you need to start a good day. • The price is determined automatically, every day, by an algorithm crawling other listings on Airbnb and other short-term rental websites. Of course, if you just want to buy food, there are two proximity supermarkets with all you need within walking distance. - Have a look around Brussels? Tram to Louise or Sablons is just by the door, metro lines 2 & 6 just 3 minutes north, and lines 1 & 6 are 7 minutes south. - Explore Belgium or Europe? You can actually reach Gare Centrale (Central Station) and Gare du Midi, with train servicing Wallonia and Flanders (Bruges, Ghent, Antwerpen), or London and Paris. - Wanna colonize Mars? There are still a few bumps on the hyperspace road, but we will let you know when it is ready.

• Reminder: the flat is shared with me! • Although the flat is perfect for families, children under 6 years old are not welcome for security reasons. • Pets, even overly cute, are unfortunately not welcome in the flat. • Smoking (tobacco) is only tolerated on the terrace. • If you require an early check-in (before 2pm) or a late check-out (after 11am), please contact me first using the 'Contact Host' link so that I can make sure this is feasible. If it is, and your early check-in or late check-out requires me to block reservations (on the eve of your check-in or the day of your check-out), you can expect to pay an additional fee depending on the circumstances. There is always the possibility ( free of charge ) to leave bags in the flat or in a secure storage room before check-in/after check-out. • Upon confirmation of the booking, you will receive a link to the (comprehensive) House Manual, that is meant to help you make the best of your stay with my tips and tricks to have a nice stay in Brussels. Neighborhood

CENTRAL — The duplex is located on Royal Street, in a monarchy: you can be sure it is really central. In fact, the flat is located within a few minutes of the historical city center (Îlot Sacré, Grand-Place, Royal Galleries, Cathedral of St. Michael and St. Gudula…) yet without having its inconveniences, since our neighbourhood is very calm at night. SAFE — The duplex is within the Royal district, so it is naturally located at the heart of Belgian institutions (the Royal Palace is at the end of the street). There even used to be a ministry working on the lower floors of the building. The Federal Police is less than a dozen meters away, so you will feel safe at any time of the day or night. LIVELY — The duplex is also located within 3 minutes of the Café Botanique and the Cirque Royal (Royal Circus) where there are many concerts (usually indie, pop). There are also restaurants and a few great bars in the Rue de l'Enseignement / Rue de l'Association… Or why not have a beer on the lovely Place de la Liberté? That is a personal favorite after a very busy day! VERY, VERY WELL CONNECTED — The magical bonus lies in the public transportation facilities, which for Brussels is unbeatable, with trams at the door, and four metro lines accessible within a few minutes walking distance. You can easily come by train or airport, and access to everything there is to see by foot or public transport. You can park your car for good (in the nearby parking lot 300m from the flat) and enjoy the city.

Guests will have access to: • a 20+ m² bedroom with 140x200cm double bed, cupboard, and protection against mosquitoes! • a fully equipped and modern living-room, with 47" smart TV, with Cable TV (and international channels), Netflix, YouTube, Spotify... • a convertible couch in the living-room transforming into a 140x200cm double bed (with top mattress for maximum confort) • a huge bathroom (one big bathtub, two sinks, iron and ironing table). Hair-dryer, 2 towels per guest, shampoo, conditioner, shower gel are all provided, • a fully equipped kitchen (with ceramic hobs, electric oven, dishwasher, fridge/freezer, microwave, kettle and... waffle machine!) to use as if it was your own, • if you stay more than 2 nights, a beer tasting session, with at least 6 different authentic Belgian beers • a breakfast buffet with everything that should be necessary to start a good day • if need be, there is also a washing machine (with everything necessary for your laundry) • light-speed Internet (100 MB/s) with a dedicated Wi-Fi (just for guests) • a few guides of things to see in Brussels and around • a foldable map of Brussels, a public transportation card, a SIM card with 2GB of data, and a lot of recommendations for restaurants or bars • a host ready to help you!

Find us

You will find all directions to the duplex after confirmation in the House Manual after confirmation of your booking, including directions to go from/to Brussels Airports (Zaventem -- BRU/Charleroi -- CRL) and Brussels South Station. If you come by car, there is a private parking 300 meters from the flat where you can park you car for €12,50/24h. Street parking is free between 18:00 and 09:00. There is also a free parking option a bit further from the flat.
